What happens to an estate if there is no will in Thailand? +

Without a valid will, Thai law distributes the estate according to the Civil and Commercial Code. Statutory heirs — which include spouses, children, parents, and siblings — inherit in a defined order. The process still requires probate and court appointment of an estate administrator. We can explain which relatives stand in line for a specific estate and what steps the administrator must follow.

How long does probate typically take in Bangkok? +

Uncontested probate in Thailand commonly takes between three and nine months, depending on the complexity of the estate and current court scheduling. Estates with property, business interests, or multiple beneficiaries tend to take longer. We give you a realistic estimate at the outset and keep you informed as things progress.

Can a foreign national inherit property in Thailand? +

Thai land ownership by foreign nationals is subject to significant restrictions under the Land Code. A foreign heir may inherit a right of ownership temporarily but is generally required to sell or transfer the land within a period set by the authorities. Condominium units follow different rules. The specifics depend on the type of property and the nature of the heir's status — this is an area where early legal advice is important.

How much does inheritance work typically cost? +

Our published fees are ฿4,600 for an estate and will consultation, ฿9,900 for probate guidance and administration, and ฿17,600 for dispute support. Complex estates with multiple assets or contested circumstances may involve additional work that we will discuss and agree with you before proceeding. There are no unexpected additions without your prior agreement.

Is the information I share kept confidential? +

Yes. We are bound by professional duties of confidentiality under Thai Bar Association rules. Information you share — whether about family circumstances, assets, or personal history — is held solely for the purpose of your matter. It is not shared with third parties without your express instruction, except where required by law.
